How fast can you actually close?+
Most fix & flip and bridge loans close in 7–14 days from a complete application. Construction loans typically take 14–21 days due to draw schedule setup. We'll give you a realistic timeline upfront — not a number we can't deliver on.
Do you pull credit?+
Not on initial inquiry. We review the deal first. Credit is part of full underwriting, but we don't pull it just to have a conversation. Submit your deal, get a preliminary answer, then decide if you want to move forward.
What markets do you lend in?+
We are primarily active in the DMV and Mid-Atlantic markets and expanding nationally. Submit your deal regardless of location — if we can't fund it directly, we'll tell you honestly and may be able to refer you to the right capital source.
What's the minimum loan amount?+
We typically work with loan amounts starting at $75,000. There's no hard ceiling — larger commercial and construction deals are evaluated on a case-by-case basis. Tell us your number and we'll tell you if it's a fit.
